Getting your new additions or changes approved

Hu’elani Design Philosophy


Hu’elani is a planned community designed with compatibility of appearance in mind. It balances the desire to encourage individual expression in the construction of improvements, which are limited by covenants for the protection and benefit of all homeowners. The Board of Directors and the Design Committee ensure compatibility with design changes within the established community, acknowledging that matters of taste and personal preferences are subjective, while recognizing that there will be new and different designs over time that upgrade the community.

1. Review the Design Guidelines. Ensure that the improvement is within the scope of the allowable design changes. 


2.  Complete the Design Application and support documentation. 

  • a. Describe the modification, addition, or improvement. Include drawings, blueprints, and sketches as appropriate.
  • b. If a contractor is being used, obtain their signature, acknowledging that they will abide by the rules and regulations of the Hu’elani community (speed limit, parking, quiet hours, etc).
  • c. Mark the plot plan with the change of the existing structure, showing the alteration, to scale. Include measurement of height, width, and length of the changes, noting the clearance of the property line. Show or describe any setbacks, easements, and materials to be used. (Plot plans were included in the sale documents or are on file in the Hu’elani Office. Please contact the Site Manager for further assistance.)
  • d. For modifications that may be viewed by adjacent neighbors, include a Neighbor’s Design Change Notice for each neighbor, and that may extend across the street, depending on the location of the change. 
  • e. Contractors must provide a current Certificate of Insurance with Hu’elani AOAO as an additional insured and owner.
  • f. All work shall comply with all building codes of the City and County of Honolulu. Some improvements may require the submission of permit-ready blueprints.  Permits are issued by the Department of Permitting and Planning and are the homeowner’s responsibility. 


3. For properties abutting the coral rock wall, please contact the Site Manager for additional considerations for those properties. 


4. Deliver the completed application and required documentation to the Site Manager in person or mail to Hu’elani c/o Hawaiiana Management Company, Ltd., 711 Kapiolani Boulevard, Suite 700, Honolulu, HI 96813. 


5. The application will be reviewed for completeness. Completed applications will then be forwarded to the Board and Design Committee for review and discussion. If no additional clarification is needed, a decision could be made at the next scheduled Board meeting. 


6.. Written approval must be received before beginning any improvement.
