New Residents Things To Know

Welcome to our corner of the world! We hope you will be happy here. Hu`elani is a community of 101 homes with a mix of active families, retirees, military members and everything in between. It is great to have new residents … they always make our community better!

  What's included in Hu'elani Maintenance Fees?

  The Maintenance Fees include:

  • Water and Sewer

  • Clubhouse/pool/gym/spa

  • Pool Deck/Clubhouse WiFi

  • Public Resident picnic Lanai and grill area

   This area cannot be reserved.

  • Board Room (can be reserved for MEETINGS ONLY - not for parties)

  • Clubhouse Upstairs Lanai (can be reserved for private parties). 

  • The POOL CANNOT be reserved.

     

  Gated Community

  • Clubhouse and Gate monitored by Video Cameras

  • Common Area Landscape maintained by professionals

  • Common Areas are watered by private well

  • Semi-private back yards


  Insurance

  • $25,000 deductible on home replacement (as originally built)

  • Homeowners should have HO-6 Protection to cover personal effects and upgrades (not as-built)

  • Association liability

  • Termite Insurance - Terminix ground termite damage repair


  Building Maintenance

  • Clubhouse/Pool Deck/Apartment 

  • Painting of homes every 10 years 

  • Roof maintenance/repair 

  • Roof underlayment and membrane replacement at (about) 35 years if necessary

  • Power washing every 5 years

  • Street/Sidewalk/Driveway maintenance (except oil drip cleanup)

  • Pool & Spa mechanical rooms

  • Streetlights

The Hu`elani Association of Apartment Owners (AOAO) uses the following measures to increase community privacy and protect the common area assets and amenities via community cameras and access gates.These measures should not be relied upon to protect the safety and security of individual residents or their personal property


The Association is not nor assumes  responsible for the safety and security of the residents, invited guests or personal property, and that each individual should act prudently to protect themselves and their belongings.

 PooPrints –All dogs in Hu’elani will be registered with PooPrints, a doggie-DNA testing service.

The Community Watch Team (CWT) works with the Ewa by Gentry Community Association to ensure that the community is the best possible place to live and raise our families. 


We conduct around the clock patrols of the Ewa by Gentry Community and report suspicious behavior and other related matters to the appropriate authorities as needed.


We also maintain an updated list of abandoned vehicles in our community and work with the proper authorities to have these eyesores removed as soon as possible.  


We watch for situations requiring police assistance and whenever possible furnish information that may be helpful to the investigation. One of our primary functions is to establish and maintain positive relations within the community.   CWT has YOUR interests at heart.  We are the EYES & EARS of YOUR COMMUNITY.

For more information about the CWT  


CWT will conduct "RESIDENCE CHECKS" at the request of the homeowner when the residence is vacant for more than four consecutive days.  A homeowner need only fill out this online request.  Once the form is received CWT will contact the homeowner to verify the information. 

CWT will conduct an exterior inspection of the premises to assure that it is secure.  In the event of a mishap of any nature, we will contact you and the appropriate authorities, and prepare reports as required.

You must be a full time resident of the Ewa by Gentry Community Association in Hawaii and physically residing in your home on a full time basis to use this service.
